Important Notice to Residents
During the winter months, it is more important than ever to be vigilant about securing your unit and surrounding units against water damage caused by freezing pipes.
Early afternoon, Saturday, 1/4/14, 3 units in the two building suffered what can only be called catastrophic water damage originating from the third floor. When discovered, alerted to the problem by the first floor water alarms, there was water pouring out of ceilings and more than substantial water on the floors/contents throughout the units. The leak was traced to a 3/4 inch water line in the upper level ceiling which froze and popped an elbow joint and later thawed due to extreme weather conditions which disabled the upper level heating system. This is a cautionary tale. Please be sure, when you leave the Bluffs, especially for an extended period of time to TURN OFF YOUR WATER SUPPLY AT THE MAIN LINE ADJACENT TO THE WATER HEATER. GROUND FLOOR UNIT OWNERS SHOULD MAKE SURE THEIR WATER ALARMS ARE PROPERLY PLACED WHEN AWAY FROM THEIR RESIDENCE.
In addition, ALL UNIT OWNERS SHOULD MAKE SURE THEY ARE PROPERLY INSURED FOR ANY DAMAGE TO THEIR UNIT AS WELL AS DAMAGE CAUSED TO NEIGHBORS' UNITS EMANATING FROM A PROBLEM IN THEIR UNIT.
